There are two primary types of title insurance policies in a Florida real estate transaction.

Owner’s title insurance protects the buyer’s ownership interest in the property, subject to the terms and exclusions of the policy. This coverage can be extremely important because it helps protect your investment in the property.

Lender’s title insurance protects the lender’s mortgage interest in the property. If you are obtaining financing, your lender will usually require a lender’s title insurance policy. However, lender’s title insurance does not protect the buyer’s equity or ownership interest in the same way an owner’s policy does.

In many cases, both policies are issued at closing.
